How to find a loan or mortgage as a foreigner in Germany

As a foreign real estate buyer in Germany, finding a loan or mortgage can be a challenge. However, don’t worry! We have some tips and a network of professionals to help you get started.

Tip 1: Don’t talk to banks. Instead, seek out an independent mortgage broker. Many German banks do not offer mortgages to foreigners, so working with a broker can save you time and effort. A good broker will help you to get your paperwork in order and will know which banks are most likely to offer you a mortgage. We even recommend our German clients to seek out mortgage brokers.

Tip 2: Get more than one offer. By working with a mortgage broker, you can set the system to work for you. Brokers will know which banks are offering the best rates and can help you to find the best deal. This means that you will be able to compare offers from different banks and find the one that is right for you.

As a general rule, it depends on whether you are a tax resident in Germany and earn money in Euro or if you are a non-resident and don’t earn in Euro. There is also a difference if you earn in Euro inside Germany or abroad.
